This month’s High-Low is brought to you courtesy of one of our newest Junior Designers, Bree! She designed two different powder rooms, one high-end and one lower-end.

Powder rooms are a great place to have a little bit of fun since it’s such a small space. Bree was inspired mostly by the lighting and patterned tile for the high-end design and we think those are great places to splurge when you’re working with smaller spaces like a powder room. Patterned tile adds in fun character while keeping the space classic and on-trend.

Bree leaned toward a modern design but softened the look with some farmhouse elements like the wall mount faucet and cement tile.

Faucet $995 | Basket $250 | Towel $30 | Lighting – Cedar and Moss ISLE $199 | Vanity W/O counter top charcoal $1295 | Hardware (pulls) $27 | Mirror $150 | Tile $6.90/piece

To achieve the high-end look Bree incorporated pieces from a lot of our favorite vendors like Restoration Hardware, Cement Tile Shop and Amber Interiors for some of the accessories. A great way to elevate the design is to swap out the existing hardware on vanities, like the way Bree chose to replace the existing brass hardware of this vanity with higher end pulls from Restoration Hardware.

Faucet $598 | Basket – World Market $34.99 | Towel $3.99 | Lighting – AllModern $150 | Vanity w/ countertop $489 | Hardware  (knobs) $6.29 ea | Mirror $150 | Tile $3.98/piece

In this lower-end design, Bree mixed a variety of the same finishes just at a lower cost! Utilizing places like Home Depot, Wayfair and World Market, she was able to pull off a design very similar to the high-end look but for much less. In cases such as this, we think it’s okay to splurge on the jewelry of the room, like the faucet!
